What are your hours of operation?
We are open from 8 a.m. to 6 p.m., by appointment, 7 days a week.

Can I book an inspection outside of business hours?
Yes, though additional fees may apply. We recommend exterior and roof inspection portions be performed in daylight.

Can I attend the inspection?
Yes! We encourage you to attend the inspection. This is a great opportunity for you to get a firsthand look at the home's condition and ask your inspector questions.

How long does an inspection take?
Most inspections take around three hours, depending on the home's size, age, and condition.

If the home is larger or older or add-on services are requested, the inspection may take longer.

What is your cancellation policy?
We ask for at least 24 hours notice for cancellations or rescheduling. This helps us open the schedule for other clients.

What kind of report do your provide?
You'll receive a digital report with clear photos, detailed descriptions, and easy-to-understand recommendations. Your inspector is also available to answer your questions after you receive your report.

Yes, we use select technology to help identify hidden issues that aren't visible during a visual only inspection.

No, the report belongs to you and you decide who sees it.

Not necessarily. You can choose which items are most important to address. Many sellers fix safety issues and large defects, then disclose the rest.

A pre-listing inspection helps sellers uncover issues before buyers or their inspector find them, aiding in a strong negotiating position and setting your home apart from others on the market.

Are your inspectors certified?
Yes! Our inspectors are Certified Professional Inspectors (CPI) with InterNACHI (International Association of Certified Home Inspectors).

InterNACHI is the world's largest trade organization for residential and commercial property inspectors. Membership requires ongoing training and adherence to strict Standards of Practice.

What should be done to prepare for an inspection?
To help ensure a thorough inspection, make sure all inspections points are free from clutter and accessible like the attic, electric panel, crawlspace, and mechanical room, including any closets that might lead to a crawlspace or attic.

Pets should be contained or off-site.

What is the difference between basic, standard, and advanced thermal imaging?
Basic thermal imaging - includes scans under accessible kitchen and bathroom sinks & plumbing fixtures, and at electric panels.

Standard thermal imaging - includes basic imaging and adds scans around accessible exterior doors & windows, a selection of electrical outlets, and kitchen and laundry room scans.

Advanced thermal imaging - a comprehensive scan including standard imaging and adding on scans of accessible walls, ceiling, & floors, attic & crawl space/basement.

Are there extra fees for larger homes or special features?
There may be additional fees for larger homes, detached buildings, or travel outside of our service area. We'll always provide a clear quote upfront.

What happens if something breaks after I move in?
A home inspection is a visual snapshot of the home on the day of inspection. Things can fail or change over time.

Do you offer repair estimates?
No, we don't provide repair estimates nor do we perform repairs on homes that we have inspected to help avoid any conflicts of interest.

Do you offer re-inspections after repairs?
Yes, for a fee, we will re-attend the home to verify that repairs were completed properly.
